The compensation amount is based on the level of commitment agreed upon, with a minimum of £2,000.
The reservation agreement provider, Gazeal, is responsible for issuing the compensation payment to the party that is not at fault. They will then seek to recover the payment from the party that defaults on the agreement
While the Reservation Fee of £250 plus VAT may seem low, both parties are still bound by a commitment of at least £2,000 should either one breach the agreement. The commitment level may vary, but this represents the minimum.
The agreement allows for withdrawal without penalty in certain situations, including:

- Issues with title
- Chain break above the Seller or below the Buyer
- Mutual consent to withdraw

The agreement can still be signed even if the chain isn’t complete. A special condition allows the Buyer to be released if the Seller doesn’t find within a set period. If the chain collapses, the agreement simply pauses. It’s not dependent on all parties in the chain having a reservation agreement.
Timescales can be extended by mutual consent. If no extension is agreed and no delaying tactics are proven, either party can walk away without penalty.
